Storm Damaged Roof Inspection: What to Check

A storm can leave obvious damage behind, such as a tile on the lawn or a branch across the roof. More often, though, the problem is quieter: a lifted ridge tile, cracked flashing, dislodged gutter joint or small opening that lets rain into the roof space. A prompt storm damaged roof inspection helps identify those issues before the next spell of wet and windy weather turns a manageable repair into internal damp or more extensive roofing work.

For homeowners across Somerset, this matters particularly after strong south-westerly winds and driving rain. Roofs, gutters, fascias and soffits work as one protective system. Damage to any part can send water where it should not be, affecting timber, insulation, ceilings and external brickwork.

Start safely from the ground

It is understandable to want a closer look after a storm, but climbing onto a roof or ladder is not a sensible first step. Wet surfaces, loose materials and gusting wind make roof access dangerous, while walking in the wrong place can crack tiles or worsen an existing fault.

Instead, walk around the property once conditions are safe. Use binoculars if you have them, and look from several angles in good daylight. Check the roof of the house, as well as extensions, garages, porches and outbuildings. Flat roofs deserve the same attention as pitched roofs, especially where water may have pooled around an outlet or edge detail.

Look for these visible signs of damage:

  • slipped, cracked, missing or uneven roof tiles and slates

  • loose ridge or verge tiles, damaged flashing, or dislodged leadwork

  • guttering that is sagging, split, overflowing or pulled away from the fascia

  • fallen debris, damaged downpipes, or granules from roofing materials on the ground

  • new staining, damp patches or drips inside the loft, on ceilings or around upper-floor windows

A single slipped tile does not always mean the entire roof needs replacing. Equally, a roof that looks broadly intact from the ground can still have vulnerable areas around chimneys, valleys, roof windows and junctions. This is why a professional inspection is often the right next step when anything looks out of place.

What a professional storm damaged roof inspection involves

A proper inspection is more than a quick glance at the tiles. The aim is to find the route water could take into the property, assess the condition of the affected materials and recommend only the work needed to restore protection.

The inspection will usually begin with the roof covering. Tiles or slates are checked for movement, cracks and poor alignment, while ridge lines, verges and mortar bedding are assessed for signs that wind has loosened them. On newer systems, dry-fix components and mechanical fixings may also need checking.

Flashing, valleys and roof junctions

Many leaks begin at the details rather than the main roof area. Flashing around chimneys, dormers, roof windows and abutments needs to remain secure and watertight. Valleys, where two roof slopes meet, receive a high volume of rainwater and can collect moss or storm debris. If a valley lining is damaged or blocked, water can track beneath surrounding tiles.

A careful inspection also considers the condition of pointing, sealants and weatherproofing at roof junctions. These materials can deteriorate gradually, then fail during a storm because they were already near the end of their useful life.

Gutters, fascias and soffits

Guttering is often overlooked after high winds, yet it is essential to protecting the roofline and walls below. A bracket can pull loose, a joint can separate or debris can block an outlet. Rainwater then overflows onto fascia boards, soffits and brickwork, creating a problem that can look like a roof leak from inside.

Where timber roofline boards have been exposed to repeated moisture, they may soften or rot. uPVC fascia, soffit and guttering replacements offer a low-maintenance alternative, but they must be fitted securely and with correct drainage falls. Inspection of the roofline should therefore include both the visible finish and how well the system is performing.

Flat roof checks

An EPDM rubber flat roof is durable and well suited to many extensions, garages and garden rooms, but storm damage still needs investigating. Standing water, lifted edge trims, damage around outlets or punctures caused by debris can all affect performance.

The condition of a flat roof cannot always be judged solely from ground level. Water may enter at an edge or joint and emerge inside some distance away. A professional assessment can establish whether a local repair is suitable or whether the roof has reached a point where replacement is the more reliable long-term option.

Check the loft before the next rainfall

If it is safe to access your loft, take a torch and inspect without standing on insulation or touching electrical fittings. Fresh water marks may appear darker than older staining, but both are worth noting. Look around the underside of the roof, particularly beneath chimneys, valleys and any area where tiles appear disturbed outside.

A musty smell, damp insulation, daylight visible through the roof covering or water marks on rafters should be investigated promptly. Do not assume a lack of dripping means there is no problem. Small leaks can soak insulation or timber gradually, and their first visible sign may be a ceiling stain weeks later.

Take clear photographs of any visible changes, including damaged materials on the ground and internal marks. This can help a roofing contractor understand what happened and may also be useful if you need to speak with your insurer. Avoid moving loose tiles or attempting a temporary patch from the roof yourself.

When is emergency action needed?

Some storm damage can wait for a planned repair visit, particularly if it is minor and the roof remains watertight. Other situations need urgent attention to reduce the risk of further damage. These include active water entering the property, a large section of roof covering missing, a fallen branch affecting the structure, loose materials at risk of falling, or guttering that has detached and become unsafe.

If water is coming through a ceiling, move furniture and valuables away from the area where possible. Use containers to catch drips, but do not interfere with electrics or attempt to drain a ceiling yourself. If there is a risk of collapse, leave the room and seek appropriate emergency assistance.

For less immediate concerns, it is still wise to arrange an inspection soon. Somerset weather rarely provides a long dry gap after a storm, and repeated rainfall gives water more opportunities to find its way through a weakened detail.

Repair, maintenance or replacement: choosing the right scope

The right solution depends on the age and overall condition of the roof, not just the visible storm damage. A few broken tiles on an otherwise sound roof may only require targeted replacement and a check of the surrounding fixings. A leaking valley, failing underfelt or widespread movement in ageing roof materials may call for a broader repair.

The same principle applies to gutters and roofline products. Clearing storm debris and refitting a loose bracket may be enough where the system is in good order. If gutters are repeatedly overflowing, joints are failing and old timber fascias are showing signs of deterioration, replacing the affected roofline can prevent ongoing maintenance and protect the structure behind it.

Honest advice matters here. The cheapest immediate repair is not always the best value if it simply delays a larger issue for a few months. On the other hand, not every storm-related fault justifies a major project. A clear assessment should explain the cause, show the condition found and set out a practical, durable recommendation with a transparent quotation.

Do not wait for a visible leak
